Terms and ConditionsReservations. Are confirmed and calendar blocked when contract signed and received by Abode Vacation (reservation booking confirmation). For reservations made more than 30 days from arrival, 50% deposit is to be paid electronically, due at time of booking. Balance is due 30 days before arrivals. Reservations made within 30 days of arrival require 100% payment, due at time of booking.

Cancelation Policy. 30 days or more before arrival, full refund will be given. For Airbnb guests, the strict 30 day cancellation policy applies; 30 days or more before arrival date 50% refund will be given. 29 days before arrival or less, regardless of which booking channel is used to book, no refund will be given.
Travel Insurance. Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for the loss of prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact Generali at (866) 999-4018 with coverage questions. Damage Protection. As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Customized Services Administrators, Inc. d/b/a Generali Global Assistance and Insurance Services to pay directly Abode Vacation any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Abode Vacation directly if you do not wish to participate in this assignment. In the event you do not wish to purchase this plan, a $500 security deposit is required.
Customer Service. Abode sends automated booking confirmation and arrival instruction to the email provided during booking. Arrival Instruction communication from Abode arrives within 72 hours of your arrival date. Please call us right away with any issues on your reservation or while staying at our properties. 575-770-9992. After 8pm Mountain Time, please save non-emergencies until 8am next day. Ammenities. Each reservation shall be provided with the following: each bathroom shall have two rolls of toilet paper per toilet, 1 soap at sink, 1 soap, 1 shampoo, 1 conditioner, 1 bathmat, per shower, 1 set of towel, wash cloth and hand towel per guest. Kitchen will have 1 roll of paper towel and 1 dish towel, 2 trash bags, bottle of dish soap and sponge, detergent for dishwasher where applicable, all bed linens are provided. Guest Policy. No smoking is permitted inside any properties. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Claimed number of guests in party at time of reservation will be adhered to, any deviation from the number of guests claimed on booking will result in immediate removal from the property. Guest will relinquish all security deposits and unused rent. Guests renting units shall be at least 21 years of age. No undeclared pets, some properties do not accept pets. Guest with pets found on property in homes with a no pet policy will be removed and security deposit and unused rent forfeited. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer network provided for guest use.
Vacation Rental Damage Policy. If Generali Damage Protection is not purchased prior to the check in, Credit/ Debit card on file shall be pre-authorized for $500 security deposit at the time of booking. Should damages or additional cleaning be required, the payment method on file will be charged $500.00 dollars plus a $25.00 dollar non-refundable service charge. Abode Vacation shall hold said funds until issues have been remediated. Prorated refund will be returned to renter. Evidence of unauthorized pets, smoking inside the property, will result in forfeiture of full security deposit. Abode Vacation will be held harmless.
Waiver of Liability. All properties are privately owned. Abode Vacation is acting as Reservation Service only for the use of the subject property. Neither Abode Vacation, nor the Owner or their Agents will be held liable or responsible for personal injury, accidents, loss of life, valuables or personal property due to fire, theft, neglect, or any catastrophe or natural disaster which might occur at the above named property during the above stated time period. If this property becomes unavailable, due to unforeseen circumstances, renter understands Abode Vacation will do all possible to move the party to an equal or upgraded option.
